A well maintained garden can be a major selling feature.

In your advert. mention amenities such as schools, restaurants, parks, shopping centres and transport links

Make sure the house is warm, light fires if necessary to make the house feel more homely and comfortable.
When conducting viewings
Only one person should show buyers around, and invite them to enter a room first especially if it is small. You can wait in the doorway to avoid a feeling of overcrowding in a room.
Do not leave viewings to someone else. You know your property best therefore you will be the best person to promote it.
