The buyer is buying your house not your lifestyle. Remove excessive amounts of personal knick-knacks.

Remove unnecessary items, this also makes the room look bigger.

Make sure the room looks bright and cheerful.

Remove evidence of pets

Especially smells and hairs. This can be off-putting to lots of people.

Decoration

Neutral shades will increase your chances of selling.

Kitchens and bathrooms

Can be a major selling point for your house. It needn't cost a fortune to modernise these rooms.

Don't forget outside

A well maintained garden can be a major selling feature.

Maintenance

Make sure you are up to date with routine maintenance work, e.g. a running overflow, flaking paintwork, overgrown gardens or ill fitting doors might put people off.

Consider mentioning local amenities

In your advert. mention amenities such as schools, restaurants, parks, shopping centres and transport links

If it's a cold day

Make sure the house is warm, light fires if necessary to make the house feel more homely and comfortable.

When conducting viewings

Only one person should show buyers around, and invite them to enter a room first especially if it is small. You can wait in the doorway to avoid a feeling of overcrowding in a room.

Do not leave viewings to someone else. You know your property best therefore you will be the best person to promote it.
